Lantau Property

It’s not for nothing that Lantau is so often called HK’s ‘green lung’ – it really lives up to the description and explains why Lantau property is so popular amongst investors. If you are looking for a quieter pace of life than you would generally find in Hong Kong, Lantau is an option to be considered. It has a lower density of population and its urban areas tend not to be so packed as elsewhere. There is plenty of space and properties themselves generally tend to be on the more spacious side. For example, if you buy a village house in Lantau it will be much bigger than an apartment on Hong Kong Island for the same outlay. This is reflected across the property spectrum with high-end properties in Lantau being more spacious than their counterparts Hong Kong’s urban districts.

Lantau has a great deal of outdoor charm; there are plenty of beaches to choose from, and with family-friendly parks, green spaces and traditional villages, it’s not surprising it’s so sought out by investors.

But that’s not all. Lantau Island is considered to have great potential. By bridging the island with mainland China, the island has become a strategic location for investors. It definitely has its eye on the future. For example, The Lantau Tomorrow Vision is creating great interest and then there is also a demand for new housing in various areas – think Discovery Bay and Tung Chung – and investors are ever-increasingly drawn to Lantau Island when considering their options.

Lantau Island may lie a little further away than other parts of Hong Kong, but it’s an extremely convenient location when it comes to travel; Hong Kong International Airport is to be found in the north of Lantau Island and the Tung Chong MTR line provides easy access to the city center. And of course there are very efficient ferries too.

All of this makes Lantau Island a very attractive prospect. It is affordable, the infrastructure is continuously being developed and with easy travel possibilities, not just to the city but the entire world, it is a prime location for investment.

Let’s take a look at some popular types of Lantau property that grace the island. You will find that properties come in many shapes and forms; there is a huge diversity to be found.

Village houses are a fixture of the Lantau property market. They tend to be found in the south part of the island and more often in rural areas. One of the things that investors most enjoy about them is that a lot of them have rooftop terraces, so that there is always going to be an outdoor feel. Others will have balconies. With typically over 2,000 square foot in total, these three-story dwellings are great if you are looking for spaciousness and a laid-back lifestyle. Head for villages like Mui Wo or Pui O to see examples.

Luxury villas are much in demand and more are being built as time goes by. There is a demand for them and typically investors will be looking for not just luxury, but privacy too and will enjoy the ease in which they can get to the city center. Usually luxury villas will have wonderful views over the sea and will feature swimming pools and extensive grounds. It’s even possible to find such villas right by the sea at, for example, Cheung Sha. Other villas will still offer luxury but may be smaller in size and with fewer amenities. These will attract a broader range of investors, who wish to avoid the heavier price tags that the very luxurious villas command.

Apartments & townhouses are also a significant part of Lantau property. You will find many examples in developed and upcoming areas such as Tung Chung. Here you will find high-rise apartment buildings, often with plenty of luxury. Some will have their own shopping mall, while others will feature communal swimming pools and fitness centers. Meanwhile, head over to Discovery Bay to find low-rise apartments along with townhouses. Again, there’s quite a variety to be seen. Apartments & townhouses will be of great interest to families as well as to expatriates who have come to live and work in Hong Kong. Apartments, especially, are of interest to single people and couples wishing to live away from the hustle and bustle of the city.

Vacant land is also popular with investors, and even if land plots are becoming a little scarce on Lantau, there are still vacant plots to be found in rural areas, such as Tai O. Purchasers of such plots have the chance to build original homes, completely to their own specifications, and will be able to enjoy a unique and unparalleled lifestyle.
