South Lantau Real Estate
Increasingly, people are looking for South Lantau real estate – and with good reason. Lantau Island, as a whole, is more tranquil than most of Hong Kong, and South Lantau even more so.
For many investors buying here in the southern part is the ideal solution not just for one problem but for two. As we have said, South Lantau is known for its calm vibe; it is attractive for anyone who is looking for a more relaxed lifestyle. But it also turns out that it is cheaper to buy property of any kind at all here; compared to Hong Kong prices, South Lantau real estate will almost invariably be cheaper.
Because of these two reasons, South Lantau is definitely a magnet for those who would like to buy property. But there is more good news – moving to the island in no way means losing out on the advantages of living in Hong Kong central. Thanks to efficient transport, it is very easy to connect to Hong Kong itself. You can take the ferry from Mui Wo, or the Chung Tung MTR, or simply drive across the Hong Kong-Zhuhai-Macau Bridge. Similarly, mainland China can also be reached by driving across the same bridge, in the opposite direction.
It is hardly surprising that South Lantau real estate is becoming better known, not just in Hong Kong, but the world over. The area attracts many expatriates who choose it over other nearby locations.
Let’s take a look at just what is on offer when it comes to South Lantau real estate.
Village houses are very popular in South Lantau. These tend to consist of three floors and be 700 sq. ft for each story. What many investors really prize, however, is the fact that they often feature rooftop spaces and/or the upper stories have balconies. This can make all the difference when it comes to a relaxed lifestyle. Such properties are to be found in villages like Cheung Sha, Mui Wo and Pui O. Rangier than the typical urban Hong Kong apartment, they make for delightful living spaces. They are attractive both for couples and for families. There is also a rental market for village houses; South Lantau is becoming more of a vacation destination and this trend looks set to continue, with more holidaymakers seeking accommodation here. Investors are now buying houses in order to let them out, thereby generating income.
Townhouses are also of great appeal to families, especially the most contemporary properties that are often situated close to amenities such as shops and international schools. Townhouses are extremely practical to live in and are imbued with simple luxury. A typical example of a modern-style townhouse development is to be found at Siena Two, which showcases just what can be done when a traditional-style townhouse is re-imagined in contemporary style.
Apartments are also proving popular when it comes to South Lantau real estate. Even if the area is less urbanized than Hong Kong Island, there are still apartments and flats to be found, some in newer developments. But rather than being high-rise buildings, these are far fewer stories high and tend to fit in well with the local vibe. Some are close to the beach, while others have sea views. They are in demand from single people, as well as couples. They are also popular with expatriates who wish to come and live in Hong Kong.
Villas are also an integral part of South Lantau real estate and can range from the simple to the very luxurious. There are many different kinds with some being extremely contemporary. Many agents won’t advertise these properties as being for sale for sensitivity reasons – so there are more of these villas than it would seem at first glance. The more opulent villas will have large swimming pools and perhaps include a games room, home theater or a fitness center. Some may have extensive grounds and be very much a getaway property for those who live here.
Vacant plots are also a part of South Lantau real estate, and even if they are not so numerous, they can still be found, and are prime spots for building bespoke property on. Building regulations will of course need to be adhered to, but empty plots are actively sought after by investors who wish to build a property that is unique.
And thanks to South Lantau being ever more well-known, those who wish to sell or rent their properties will attract the interest of many an investor. With the area’s infrastructure improving and life becoming ever more convenient on Lantau Island generally, this trend is definitely set to continue.
